Define requirements before viewing anything
Write down headcount now and in two years, the split between focused desk work and meeting space, and any special needs, such as a server corner, a storage room, client-facing reception. A written brief turns property viewings from tours into evaluations, and it stops attractive-but-wrong spaces from wasting your month.
Location is a staffing decision
In the Klang Valley especially, your address determines who will work for you. Commute patterns, public transport access, parking and nearby food all affect recruitment and retention. A cheaper office that good candidates refuse to travel to is not cheaper in any meaningful sense.
Read the building, not just the unit
Ask about the building's lift access control, visitor management, car park arrangements, after-hours access and air-conditioning hours, because these shape daily operations and are difficult to change later. Check what fit-out work is permitted, and whether the building's infrastructure supports the networking and security systems you plan to install.
Compare total occupancy cost, then negotiate
Rental is only one line. Add service charges, parking, fit-out, reinstatement obligations and utilities before comparing options. View enough premises to understand the market, shortlist honestly, and negotiate from that knowledge. Final availability and lease terms always rest with landlords. The value of a structured search is arriving at the table prepared.
